Building Application Form of appropriate
value depending on area of land.
Assessment Book Record copy.
Paid Tax Bill for last quarter and undertaking
in non-judicial stamp paper in prescribed format.
N.O.C from Kolkata Improvement trust.
Observation of Chief valuer and Surveyor's
Department ,KMC
Indemnity Bond od Rs.50and if height >8.0
m,another Indemnity Bond of Rs.10 for ULC.
Affidavit for Internal Finance Unit ( Building)
and ULC (Urban Land Ceiling ).
Land Ceiling Clearance certificate.
Application : Annexure -A - giving details
of rooms,toilets,kitchens etc.
Application :Annexure -B- giving details
of lofts ,ledge/tand ,mezzanine floor store,garage etc.
Application :Annexure -C-giving details
od stairs
Application :Annexure -D-giving details
of lifts.
FAR and open space Calculation Sheet showing
details od Area.
Calculation of Car Parking Area.
Certified copy &original receipt of
registration of free gift of the splayed portion as required
under Sec.405.

West Bengal Fire Service observation.
For the following cases the observation
of Municiapl Building Committee (MBC) is required prior to
sanction:
Land area exceeding 500 Sq.m.
All buildings exceeding 14.5 m in height.
Corner Plots having width of means of access
more than 10m.
Buildings other than residential use group.
Plot situated within 500m from Flyover
or Bridge Approach.
Extension of validity period of
Sanction Plan or Revalidation:
Application letter giving reasons seeking
such extension.
Consolidated rate bill( current).
Letter from concerned LBS/Architect &
ESE. Certifying that the construction already done in conformity
with the Building Permit (sanction ) ensuing
structural stability.
Comencement letter.copy of sanctioned plan.
If the construction is not commenced within
two years of issue of Building Permit ,extension of validity
of the Permit (Sanction ) shall not be allowed.
Subject to submission of all aforesaid
documents, the Municipal Commissioner may allow extension
of the said Permit U/S 399 with deposition
of requisite fees & charges.
In cases where the construction had not
been started within two years from the date of issue of Building
Permit (Sanction) ,extension of validity
may be granted for th ebalance period as the authority may
deem fit & proper on payment of fees
and charge prescribed in this behalf.
Works for which permission is not
required
Erection ,re-erection,addition to or alteration
of an internal partition wall does not violate any of the
provisions of the act or these rules.
A parapet wall or cornice or chajja within
the boundaries of the sites and not overhanging a street,so
however ,that the total height of the parapet
wall shall not be more than 1.50 m and width of the cornice
or chajja shall not be more than 50cm.
Repairing of a staircase or lift -shaft.
White washing or painting.
Re-flooring of the surface of an existing
floor.
Re-construction of an existing damaged
roof without changing the character and dimension of such
roof.
Erection of false ceiling in any floor
for air-conditioning ,lighting or decorative purpose.
Plastering and patch work.
Providing or closing an internal door or
window ,or a ventilator ,not opening directly opposite to
a door or a window of another building.
Replacing of fallen bricks ,stones or repairing
of damaged pillars or beams.
Repairing or renewing plumbing services.
Carrying out such other work as is necessary
in the opinion of the Municipal Commissioner ,for reasons
to be recorded in writing ,to maintain the
building in a condition of good repair or to secure it to
present danger to
human life.
Boundary wall upto a height of 3m on the
periphery of the premises.
No permissin is required afer demolition
of an existing building. However a prior notice should be
given in this regard for information of
Municipal Commissioner. It should be ensured that the demolition
work should be carried oout under the supervision
of an empanelled Structural Engineer.
