Table 4
Development Fees for Common Passage
Development Fees for residential use group
i. Total Covered area up to 200 SqM.   Rs. 35/- Per SqM.
ii. Total Covered area exceeding 200 SqM.   Rs. 42/- Per SqM.
Development Fees for non-residential buildings. Development fees for building / structure Other than Residential Use group for total covered area.
a) Upto 7 M. width of means of access   Rs. 60/- per SqM.
b) Above 7 M. width of means of access   Rs. 80/- per SqM.
Further in addition to the above as per Table 4, a Surcharge including development fees as per Town & Country Planning Act shall be paid for Non-Residential Building Use Group only as below: -

Fees for sanction under Rule 25 (2)(a) and (2)(b):
Fees for Internal Deviations which involve deviation from the sanctioned plan within the sanctioned covered space and external deviation from the sanctioned plan upto a limit of 10 % of the total sanctioned covered area which does not infringe any building rule will be levied as following:-

Rs. 1500/- Any excess area for external deviation (upto a limit of 10% of the area of total covered area which does not infringe any building rule) over the sanctioned limit shall be charged as per sanctioned rate of fees, separately if applicable, including all other relevant charges. (Sanction fees for excess total covered area to be calculated)
2 Above 100 SqM and upto 200 SqM. Rs. 3000/-
3 Above 200 SqM. And upto 300 SqM. Rs. 5000/-
4 Above 300 SqM. And upto 500 SqM. Rs. 8000/-
5 Above 500 SqM. And Upto 750 SqM. Rs. 10,000/-
6 Above 750 SqM. And upto 1000 SqM. Rs. 20,000/-
  • Above 1000 SqM. add Rs. 800/- per 100 SqM. or part thereof.
  • The above fees are absolute for internal deviation only and as such no other charges may be imposed in this respect.

Fees for Rule 25 for Building other than Residential
The fees for Buildings other than Residential Use shall be calculated by enhancing the basic fees of Table 6 in a similar way as mentioned in Table 2 using the respective multiplying factor.

Note: For Regularization of the constructions in violation of the provision of Rule 25(2)(a) & 25(2)(b) but within the permissible limit a penalty equivalent to 10% of the total sanction fees shall be charged in addition to the usual fees for regularization under the rule 25(2)(a) & (2)(b) in case of multiple blocks or Buildings sanctioned in one plan only the proportionate basic sanction fees for that particular effected block shall have to be considered for the calculation under Rule 25(2)(a) & 25(2)(b). In such cases no other charges viz. W.W., Waste Water & Stacking & Development Fees and Surcharge will be levied for rule 25(2)(a) of Bldg. Rules, 1990.
